Where we actually buy

Most buyers won't tell you where they buy. Here is our whole list.

Every ZIP below is somewhere we have decided to work, for reasons we can explain. The numbers are real investor transaction counts and median values from our own market research, not estimates written for a website.

What a cash offer actually is

We will pay you less than the open market would.

That is the whole trade, and any buyer who dances around it is managing you. We buy below retail because we take on everything that makes retail slow: the repairs, the financing that falls through, the months of showings, the fees at closing.

People take that trade when the certainty is worth more to them than the difference. A house that needs $40,000 of work you don't have. An estate three siblings need settled. An auction date that is not moving. In those situations, a slightly lower number that closes on a date you choose is the better outcome, and everyone involved knows it.

When you should not sell to us

If your house is in good condition, you are not under time pressure, and you can handle a few months of showings — list it with an agent. You will net more money than we can responsibly offer, and we will say so on the phone.

We would rather lose the call than talk someone into the wrong decision. We are going to be working these same neighborhoods for a long time.

Situations we know well

Foreclosure and probate are where we do our best work, but they are not the only reasons people call.

A foreclosure date

Alabama foreclosures move on a published schedule — three weeks of newspaper notice before the sale. That window is short, but it is longer than most people think, and there is usually more than one way out. Selling is only one of them.

An inherited house

The hardest question in probate is rarely what the house is worth. It is who is actually allowed to sell it. Heirs, executors, a spouse who was never on the deed — the signing chain has to be right before anything else matters.

Also, most weeks

  • DownsizingThe house is bigger than the next chapter needs, and the stairs are getting longer. We buy it as it sits, full of forty years of things or empty.
  • DivorceTwo people who need one clean number and a closing date, not months of showings while the rest of it is being worked out.
  • RelocationA job or a family move that will not wait for a listing. We can close around your start date, and you do not have to come back for it.
  • A rental you are done withTenants in place or not, deferred repairs or not. We take over the lease and the punch list with the house.
  • RepairsA roof, a foundation, a kitchen: more work than you want to put into a house you are leaving. We price the work in and do it ourselves.
  • Back taxes or code lettersThe kind that keep coming. Liens and fines get paid at closing out of the price, and the letters stop.

Whatever the reason, the trade is the one described above, and so is our honesty about when it is not the right call for you.

Who you would be dealing with

You will be talking to someone who can actually decide.

Shani Smith, founder and CEO of PropSolvers
Shani Smith, founder and CEO. Birmingham.

PropSolvers is small on purpose. When you call, you reach our acquisitions team, not a call center reading from a script and passing your address to whoever pays the most for it. The person you talk to can tell you, usually the same day, whether we are the right buyer for your house.

Every offer we make is reviewed and signed off by Shani Smith, who founded PropSolvers and still walks the houses. A small team means we can say no quickly, which is worth more to you than a slow maybe.
